POSITION TITLE: Residential Facility Technician W-H Class: Non-Exempt
REPORTS TO: Senior Maintenance Manager Hrs/Wk: 40 hrs. (NTE 9 MONTHS)
DEPARTMENT: Maintenance Division: 001/002
JOB DUTIES AND RESPONSIBILITIES:
The following statements provide an overview of a Residential Facility Technician's primary functions, skills needed, and responsibilities. This list is not exhaustive of all job requirements.
ESSENTIAL JOB FUNCTIONS:
- Respond to and complete assigned maintenance work orders in a timely and professional manner, including routine, emergency, and preventative maintenance tasks.
- Diagnose and repair issues related to plumbing, electrical, HVAC, carpentry, and general building systems.
- Perform inspections of units and facilities to identify maintenance needs and ensure safety and compliance with applicable codes and standards.
- Maintain accurate records of work performed, parts used, and time spent on work orders using a digital or paper-based tracking system.
- Collaborate with property managers, residents, and other maintenance personnel to ensure efficient communication and service delivery.
- Monitor and manage inventory of tools, equipment, and maintenance supplies; report shortages and request reorders as needed.
- Ensure proper handling and disposal of hazardous materials and follow all safety guidelines and regulations.
- Assist with unit turnovers, renovations, and property improvement projects as directed.
- Participate in on-call rotation and respond to after-hours emergencies as required.
- Maintain cleanliness and organization of maintenance work areas, storage rooms, and facilities-related equipment.
- Provide courteous, respectful, and professional customer service to residents and staff at all times.
PERFORMANCE STANDARDS:
- Response Time:
Complete all assigned work orders within the designated timeframes, including both routine and emergency repairs, to ensure minimal disruption to residents and operations. - Quality of Work:
Perform repairs correctly the first time, adhering to established maintenance standards, with minimal need for follow-up visits or rework. - Customer Satisfaction:
Consistently achieve high satisfaction ratings from residents and staff, as measured through surveys, feedback forms, or direct reporting. - Safety Compliance:
Follow all agency safety policies and OSHA regulations, including the proper use of personal protective equipment (PPE), tools, and safe handling of hazardous materials. - Training and Certification:
Attend all required training programs, maintain any licenses or certifications required for the position, and stay up to date on changes in codes, procedures, and best practices. - Inventory Management:
Accurately track tools and supply usage, notify supervisors of low inventory, and ensure that essential materials are available to complete routine and emergency repairs without delay. - Communication:
Maintain clear, courteous, and professional communication with residents, coworkers, and supervisors. Provide timely updates on the status of work orders and address concerns proactively. - Professionalism:
Represent the agency in a respectful and professional manner, including wearing appropriate attire, practicing good hygiene, and upholding the organization's values in all interactions. - Preventive Maintenance:
Regularly perform inspections and scheduled maintenance to identify and resolve minor issues before they develop into major problems, contributing to the longevity and efficiency of building systems. - Cost-Effectiveness:
Use materials and resources efficiently, minimize waste, and select repair methods that balance quality with cost, contributing to the agency’s goal of responsible budgeting and operations.

TECHINCAL COMPETENCIES
- Technical Expertise:
Demonstrates the ability to diagnose and perform a wide range of maintenance and repair tasks across multiple trades, including electrical, plumbing, carpentry, HVAC, and general building systems, using appropriate tools and techniques. - Appliance Repair:
Effectively troubleshoots, repairs, and maintains common household and facility appliances, such as stoves, refrigerators, dishwashers, and washing machines, ensuring they are safe and fully operational. - Groundskeeping:
Performs routine landscaping and exterior maintenance tasks, including mowing, trimming, pruning, weeding, leaf cleanup, and snow/ice removal to maintain a clean and safe outdoor environment. - Dexterity and Physical Capability:
Demonstrates physical skill and strength necessary to safely operate tools and equipment, lift and move heavy objects, and perform maintenance tasks requiring endurance and mobility. - Attention to Detail:
Carefully inspects work areas, identifies small issues before they escalate, and ensures all maintenance and repair work meets high standards for quality, safety, and code compliance.
KNOWLEDGE, SKILLS, AND ABILITIES:
- Physical ability to perform all the duties of the position description, with or without reasonable accommodation.

EDUCATION & EXPERIENCE
To be suitable for this position the following education and or/experience is required:
- High School Diploma or equivalent (G.E.D.). (PREFERRED)
- At least one year of facilities maintenance, construction, or repair experience in a residential or commercial setting. (Two years preferred)
- Knowledge of basic maintenance techniques and tools.
- Ability to work independently and as part of a team.
- Basic understanding of building systems, codes, and regulations.
- A Driver's License is required
PHYSICAL REQUIREMENTS
- Ability to work indoors/outdoors, withstand physical exertion, and move through cramped spaces/stairwells to diagnose issues and perform maintenance
- Ability to stand, walk, and work in various positions for extended periods of time.
- Ability to lift and move heavy objects up to 50 pounds and use proper equipment and safety precautions to prevent injuries.
- Ability to climb ladders, work in confined spaces, and work at heights.
- Ability to perform manual labor tasks such as digging, shoveling, and using hand tools.
- Ability to operate motorized equipment such as snow blowers, lawn mowers, and other maintenance equipment.
- Ability to work in various weather conditions, including extreme heat, cold, and wet environments.
- Good vision, hearing, and physical dexterity to use hand and power tools effectively and safely.
WORK ENVIRONMENT
- Common workplace hazards for maintenance and construction workers include physical, chemical, biological, and psychosocial elements that may require special safety precautions and personal protective gear.
